In the peak years, Spain was constructing 800,000 new homes annually
The property boom was a major driver of job creation in Spain
However, this growth phase was not without its challenges.
The market faced issues with regulation and unethical practices, such as planning irregularities and legal complications for unwary foreign investors.
Many investors encountered problems such as purchasing properties without proper permits and falling prey to dubious sales practices.
There were also issues of land grabs, where the LRAU, known as the Land Grab Law, was abused and land was “grabbed” from owners with minimal compensation.
This is where the horror stories come from.
However, that's all in the past.
The Spanish government recognised the need to protect both the market and investors, and embarked on a large legal reform.
They made changes to increase transparency, introduced stricter planning laws, strengthened property rights and ensured ethical practices in real estate transactions.
They also enhanced the role of notaries in the property transaction process, who now play a pivotal role in ensuring all legal requirements are met and that the rights of the buyer are protected.
Because of all this, the Spanish property market now has much greater transparency and security.
Investors are now able to access detailed information about properties, including their legal status and any potential debts or charges associated with them.
There are countless benefits of purchasing property in Spain over the UK right now, especially if you are able to obtain it at a 20-30% discount, including:

Property transactions are much faster than in the UK - a simple buy/sell can be completed in as quickly as 3 days, compared to 6-8 weeks in the UK for the paperwork to go through
What most people also don’t know is that if you buy the property through a Spanish company, you will pay far lower taxes than in the UK.
Here’s how this works:
In England, Stamp Duty Land Tax (SDLT) for acquiring a property ranges from 3% all the way up to 15%.
In Scotland, total taxes for purchasing property range from 5% to 11%.
Then, corporation tax is 19-25% on profits in the UK. However, due to complex rule changes, you may not be able to deduct all of your mortgage expenses from your taxable profits.
Comparatively, in Spain, you're looking at taxes of roughly 3% of the purchase price if purchasing a pre-owned property as a company (which we show you how to do and help you set up).
Then, when renting out your property, taxes are 25% on NET PROFIT through a Spanish company.
Compared to the UK, you’d be paying up to 80% less taxes on the purchase price, and then slightly less tax on ongoing profits, but with a lot less headaches and better weather!
